The design of the facility should respect the dignity of its users. DTW will work closely with you and your user groups to incorporate program needs in the design.
DTW will conduct a thorough programming phase, during which data such as existing use patterns, current deficiencies and owner program goals will be gathered and analyzed. After collecting this input, DTW will work closely with you to analyze design solutions. DTW will incorporate sustainable design principles in all aspects of a project and work diligently to deliver environmentally friendly buildings.
DTW will prepare Master Plans and/or Facility Assessments required for your project. Different projects require different approaches, but all projects are strengthened by an initial review of client requirements, needs and desires. Especially for new construction, but frequently also useful in renovation and addition projects, DTW will prepare a Master Plan for the client. This plan is based on interviews with the client and various user groups, and existing building and site considerations. This plan lays out how the property will be developed, and may include several phases of construction over a number of years. This Master Plan will show both new buildings and their relationships to one another as well as landscape improvements such as parking and walkways.
In the case of existing buildings that will be renovated, a review may include a Facility Assessment and Plan based on an analysis of data such as existing use patterns, space requirements, building systems assessment, and owner program goals.

The relationship with our clients and their representatives is professional, with an Owner-Design Team commitment to achieving a design objective, within budget and on time.
We involve the principal architects in all aspects of planning, design and construction of a project and maintain a good relationship with review and approval agencies, such as the N.C. State Construction Office, N.C. Department of Insurance and local building and life / safety departments. Direct communications and prompt response to required changes or technical issues allow projects to proceed through the approval process in a smooth and timely fashion.

DTW has consistently met design schedules on both small- and large-scale projects. Our firm will commit the necessary personnel to complete the design phase in a timely manner. Two project architects will stay involved throughout this phase to ensure design continuity.
DTW has a very successful track record of keeping a project on budget from start to finish. DTW also has extensive cost estimating capability in-house, and uses cost estimating consultants to augment this as needed.
DTW will use the same project team members in every phase of the project, including construction administration. We feel it is important that you, the Owner, work with the same architect from programming through construction, providing a seamless process for your project. The project architect will visit the site at least once per week or more often as required to ensure that your project is proceeding on schedule and according to plans and specifications. DTW will also schedule regular progress meetings to solve problems and keep construction flowing smoothly. DTW Architects works closely with owners and the contractor during the construction phase of the project to prevent schedule delays and change orders, and to ensure a high-quality project.
